1. Booking agreement
A booking becomes valid once payment has been successfully completed and a booking confirmation has been issued. By completing a reservation, the guest confirms that they are authorised to make the booking and accept these Terms & Conditions.
2. Prices and availability
All prices shown on the website are subject to availability and may change before a booking is confirmed. Once confirmed, the agreed booking price is locked for that reservation.
We aim to keep availability accurate, but in rare technical cases a booking may need to be reviewed or corrected if a system conflict occurs.
3. Deposit and payment terms
For direct bookings, a deposit may be required to secure the reservation.
- 30% deposit to confirm the booking
- Remaining balance due 6 weeks before arrival
- If the booking is made within 6 weeks of arrival, full payment may be required immediately
If the remaining balance is not paid on time, we reserve the right to cancel the booking.
4. Secure payment processing
Payments are processed securely by Stripe. We do not store full payment card details on our own systems.
5. Cancellation policy
The following cancellation terms apply unless otherwise stated in writing:
- Free cancellation up to 3 weeks before arrival
- If cancelled less than 3 weeks before arrival, charges may apply
- The deposit may be non-refundable in cases of late cancellation or non-arrival
Any exception to this policy is at the sole discretion of the property operator.
6. Check-in, check-out, and guest responsibility
Guests are expected to respect the property, its contents, and the surrounding area. The lead guest is responsible for the behaviour of all persons included in the booking.
- Only the number of guests stated in the booking may stay at the property unless agreed otherwise
- Guests must follow any check-in, check-out, and house instructions provided
- The property must be left in a reasonable condition
7. Damage, loss, and misuse
Guests may be held responsible for damage, excessive cleaning, loss, or misuse caused during their stay. We reserve the right to recover reasonable costs related to repair, replacement, or additional cleaning where justified.
8. Extras and third-party services
If optional extras or local services are offered as part of the booking flow, these may be subject to availability and separate operational conditions.
We reserve the right to substitute, adjust, or cancel extras when necessary due to weather, safety, availability, or operational reasons.
9. Force majeure
We are not liable for failure or delay in performing obligations where such failure results from events beyond reasonable control, including but not limited to severe weather, natural events, travel disruption, government restrictions, utility failures, or other extraordinary circumstances.
10. Limitation of liability
To the maximum extent permitted by law, we are not liable for indirect losses, travel disruptions, missed connections, or circumstances outside the reasonable control of the property operator.
Nothing in these Terms excludes liability where such exclusion is not permitted by law.
11. Privacy
Personal data provided during the booking process is handled in accordance with our Privacy Policy.

12. Changes to bookings or terms
We reserve the right to update these Terms & Conditions where necessary. The version published on the website at the time of booking will apply to that reservation unless a change is required by law or operational necessity.
13. Governing law
These Terms & Conditions are governed by the applicable laws relevant to the property operation and booking arrangement, unless mandatory law requires otherwise.
